What actually separates two villas at the same price
Rarely the kitchen. At any given price the differences that hold value are the plot — its size, its aspect, whether it is overlooked, what may be built next to it — and the position relative to water and to a road. A generous specification is replaceable; a plot is not. Buyers who shortlist on interior photographs and then compare plots almost always change their ranking.
The second differentiator is build quality you cannot see: structure, insulation, waterproofing, and whether the house was designed for the climate it stands in. Coastal Türkiye is hard on buildings — salt, sun and winter damp — and a house built for a photoshoot ages very differently from one built to stand there. Reading a villa listing critically
Check whether the quoted area is gross or net, and whether it counts terraces, basements and the pool deck — this varies between developers and makes headline price-per-square-metre comparisons close to meaningless. Check whether the photographs are of this house or of the show unit. Check the completion date if it is off-plan, and the developer's record of meeting the last one.
And check what "sea view" means from the room it is claimed from, in the season you will be there. These are ordinary questions; the reason they are worth listing is that a buyer looking from another country cannot ask them by walking in, and a good agency should be answering them unprompted.
