Çeşme and Alaçatı are a summer market with a strong domestic second-home base — stone houses, boutique hotels, a serious wind-sports economy, and prices that reflect all of it. Urla and Seferihisar sit between the two: close enough to the city to live in year-round, coastal enough to feel like a holiday, and where a good deal of the interesting new low-rise development is.

İzmir city itself is the third market and a genuinely different product: a large, liveable Mediterranean city with a long waterfront promenade, universities, and apartment prices well below Istanbul's. Buyers who assume the Aegean means a holiday house often find the city is what actually suits them.

Why buyers choose İzmir over the other coasts

Three reasons come up repeatedly. It has a year-round population, so the shops and restaurants do not close in November. It is less exposed to foreign-buyer cycles than Bodrum or Antalya, which makes the resale market steadier. And the domestic buyer base is deep, which is the single best protection against a market that only works while overseas demand lasts.

The trade-off is that it is less set up for the international buyer — fewer English-speaking services, fewer direct flights, a slower rental market outside the peak weeks. If you want the coast to run without you being there, Bodrum is more practised at it. If you want somewhere that is a real place in February, this is the better answer.
