Where to look on the peninsula

Yalıkavak is where most of our villas are. It has the marina, restaurants and shops that stay open through the winter, and most of the new villa developments — which is also why prices there sit at the top of the range.

The northern bays — Gündoğan, Gölköy and Türkbükü — are known for their jetty beaches and quiet water. Gündoğan and Gölköy are family and summer-house territory; Türkbükü is the busiest beach on the peninsula in July and August. Sea views are common here; a villa you can actually walk to the water from is not, so ask which one you are looking at.

Gümüşlük, at the western tip, is a low-rise village known for its sunsets and fish restaurants, with single-storey stone villas rather than large complexes. To the south, Bitez, Ortakent and Turgutreis are closer to the town, schools and everyday shopping, and are the practical choice if you plan to live here more than a few months a year.

Buying a villa in Bodrum as a foreigner

Foreign nationals can buy freehold in Bodrum, on the same terms we work with in Istanbul. The steps are a Turkish tax number and bank account, a licensed valuation report, a military-zone clearance on the plot, and the transfer at the land registry office. The military clearance takes the most time, so it is worth starting it as soon as an offer is accepted.

Paperwork and citizenship

Before you commit, check three things: that the villa has its occupancy permit (iskân), what kind of title deed it sits on — a detached plot or a share of a managed site — and the real annual service charge, not the brochure figure. We check the paperwork on every villa on this page before a deposit changes hands.

Most of the villas on this page are above the US$400,000 citizenship threshold. The threshold is measured against the official valuation, not the contract price, and the title deed carries a three-year no-sale annotation. In Bodrum that matters more than in a city: a house bought only to clear the threshold has to be one you are happy to hold — and later resell — in a seasonal market.
