Sarıyer Apartments for Sale
We have 35 apartments for sale in Sarıyer, priced from $315K to $2.6M. The list starts with the newest listing, so the apartment that joined our portfolio last comes first. Our office is in Sarıyer too, at Skyland. To compare with the rest of the city see all our Istanbul residences, and for a house with a garden see the villas in Zekeriyaköy.
What is Sarıyer like?
Sarıyer is Istanbul's northernmost district, on the European side. One side faces the Bosphorus and the north faces the Black Sea, and it has 38 neighbourhoods. Its current borders date from 2012, when Maslak, Ayazağa and Huzur moved to Sarıyer from Şişli.
So "an apartment in Sarıyer" does not mean one thing. A tower among the offices of Maslak and a site in Tarabya are in the same district and are very different daily lives. Deciding which one you want before you look saves time.
Where to look in Sarıyer
Maslak and Ayazağa are for people who want to live close to work, and most of the apartments in our portfolio are here, in projects such as Spine Tower, Skyland, Maslak Koru, RAMS Park and Kılıç Life. The M2 metro runs through the area, with a direct connection to the TEM motorway. Its neighbour Vadistanbul has a page of its own.
On the Bosphorus side are Tarabya, İstinye and Emirgan, with sites such as Tarabya Vadi Konakları and Nidapark İstinye, and for a branded address JW Marriott Residences in Tarabya. This page has fewer listings on the Bosphorus side than in Maslak. If that is what you want, ask us and we will tell you when one comes in.
Zekeriyaköy, in the north, is villa country, and our portfolio has one apartment project there. For buyers who put a garden first, the villas are the better place to look.
Apartment prices in Sarıyer
The 35 apartments on this page range from $315K to $2.6M. The project itself, the size of the apartment and the view move the price most. Even within one project, the gap widens as the number of rooms changes.
In a residence, the sale price is not the only cost. Reception, security, the pool and the gym come back every month as a service charge. Ask for last year's actual figure, not the brochure's.
What to check before you buy
The first question is the iskan, the occupancy permit: without it a bank will not lend against the apartment and utility connections can be a problem. Some projects on this page are still being built, so settle the handover date and the status of the iskan before you sign.
Title deed fee is 4% of the sale price, split by law half and half between buyer and seller. You can work out your own figure with our title deed fee calculator, and the annual tax with our property tax calculator.
Most apartments on this page are above the US$400,000 Turkish citizenship threshold. The threshold is measured against the official valuation, not the contract price, and the title deed carries a three-year no-sale annotation.
