Büyükçekmece Villas for Sale

We have 12 villas for sale in Büyükçekmece, priced from $624K to $3.3M. The list starts with the newest listing, so the villa that joined our portfolio last comes first. For detached houses elsewhere in the city see all our Istanbul villas, and for a villa in the northern forest see Zekeriyaköy.

What is Büyükçekmece like?

Büyükçekmece is a district on the western edge of Istanbul's European side, on the Sea of Marmara. Beylikdüzü and Esenyurt lie to the east, Silivri to the west, Çatalca and Arnavutköy to the north. It has 24 neighbourhoods, among them Mimaroba, Kumburgaz, Celaliye, Kamiloba and Alkent 2000, and more than 280,000 residents. The E-5 highway and the TEM motorway connect it to the city.

Lake Büyükçekmece, which gives the district its name, was once a lagoon open to the sea; today a dam closes it off and it is one of Istanbul's drinking water reservoirs. The stone bridge across its mouth is by Mimar Sinan and was completed in 1567. Most villas sit on the slopes looking over the lake or the sea.

Villas in Büyükçekmece

Most villas here are in large gated projects. EMS Yapı's Brand Vadi İstanbul has 225 detached villas on 287,000 m², each with its own pool. Toskana Valley has 482 villas and Yeşilyaka 472. For a smaller site, Viktorya Park has 10 villas, and İz Marin, next to the marina in Mimaroba, has 16 semi-detached villas.

When you compare listings, look at the plot as well. On the sites on this page villa plots mostly run from 600 to 1,400 m², and even within one project the villa with the larger plot costs more.

Villa prices in Büyükçekmece

The 12 villas on this page range from $624K to $3.3M. The size of the villa, its plot, its view and which project it is in move the price most. Even the types within a single project can be more than twice apart.

On a site, allow for the service charge: the pool, security and landscaping make up most of the monthly cost. Ask for last year's actual figure, not the brochure one.

What to check before you buy

The first question is the iskan, the occupancy permit: without it a bank will not lend against the villa and utility connections can be a problem. Next is the type of title deed; whether the villa has its own detached title or sits on a site under condominium ownership affects both resale and letting. In a new project, pin down the handover date and whether the iskan has been issued before you sign.

Title deed fee is 4% of the sale price, split by law half and half between buyer and seller. You can work out your own figure with our title deed fee calculator.

Most villas on this page are above the US$400,000 Turkish citizenship threshold. The threshold is measured against the official valuation, not the contract price, and the title deed carries a three-year no-sale annotation.
