What is actually being sold
A yalı is a waterside house on the Bosphorus itself, most of them nineteenth-century timber, most of them registered as protected cultural property. There are only so many, they change hands rarely, and a significant proportion of transactions never reach a public listing at all. A hillside mansion — a köşk or a modern equivalent set above the road — is a different and larger category, with the view but not the frontage, and at a fraction of the price.
Both are sold on characteristics that do not appear in a search filter: which way the house faces, whether the frontage includes a mooring, how the plot sits relative to the coast road, and what the conservation board will permit. We do not publish these as bullet points because they need explaining, but they are what our advisors will open with.
Listed status is the whole conversation
If a property is registered, alterations require approval from the regional conservation board, restoration must use approved methods and materials, and the timeline is measured in seasons. Owners who go in expecting a renovation and find a restoration are the ones who end up selling at a loss. Owners who understood the commitment from the start tend to hold for decades.
The compensating fact is that the constraint is also the asset. Nothing new will ever be built on this waterfront, the register is why, and the scarcity has held through every cycle in the Turkish market. Buyers approaching this as a citizenship purchase should note the three-year annotation is not the binding constraint here — nobody buys a yalı on a three-year horizon.
