One name, two hundred kilometres

Antalya is a province before it is a city. Konyaaltı and Lara are the city's own beach districts, urban and year-round. Belek to the east is golf and five-star resorts. Kemer to the west is mountains meeting the sea. Kalkan and Kaş, three hours further along, are a different world again — small, hilly, boutique, and largely British and northern-European owned.

Buyers frequently search "Antalya" and mean one of those five, and they are not substitutes for each other at any price. Tell an advisor which kind of place you want before you look at properties; the shortlist is unrecognisable between them.

The most new-build market in the country

Antalya has more developers, more projects and more off-plan inventory than anywhere else on the Turkish coast, and that abundance cuts both ways. Prices at the entry end are genuinely low for what you get, and the choice is real. It also means a proportion of the stock is built to sell to overseas buyers rather than to live in, in locations that make sense on a brochure and less sense on a Tuesday in January.

The test we apply is simple and worth applying yourself: does anyone local buy in this development, and is there anything within walking distance that is open all year? A building whose entire owner base bought from abroad has no resale bid when the cycle turns. Compare against the İzmir coast, where the domestic base is deeper.

Is Antalya better value than Bodrum?

On price per square metre, generally yes, and the difference is large at the entry end. What Bodrum has that Antalya's cheaper stock does not is a domestic second-home market that supports resale prices. Both are real markets; they suit different intentions.

How long is the season?

Longer than the Aegean — the Mediterranean climate keeps Antalya usable well into autumn and the city districts function year-round. The resort strips east and west of the city are far more seasonal than the city itself, which is a genuine difference in how a property lets.

Can I get citizenship with an Antalya property?

Yes, on the same national terms. Because prices here are lower, a qualifying purchase often means a substantially larger property than the same appraisal buys in Istanbul — worth weighing against the fact that Istanbul's resale market is deeper when the three-year hold expires.
