Enter your home's tax value to see the annual property tax, the levy, each instalment and any valuable housing tax together. The sum runs on the value held by the municipality, not on what the home would sell for.

Every building, plot and piece of land in Türkiye carries an annual tax. The owner pays it, or the usufruct holder where there is one. It goes to the municipality, with a 10% cultural heritage levy on top. Many calculators leave the levy out, yet it is part of what you pay.
The base is the tax value, not the market price. So the tax on two homes in one complex can differ by much more or much less than their sale prices do.
The rates did not change in 2026. Inside metropolitan cities they are double those elsewhere.
| Property | Metropolitan cities | Elsewhere |
|---|---|---|
| Home | 0.2% | 0.1% |
| Commercial | 0.4% | 0.2% |
| Building plot | 0.6% | 0.3% |
| Farmland | 0.2% | 0.1% |
The 30 metropolitan provinces: Adana, Ankara, Antalya, Aydın, Balıkesir, Bursa, Denizli, Diyarbakır, Erzurum, Eskişehir, Gaziantep, Hatay, Istanbul, Izmir, Kahramanmaraş, Kayseri, Kocaeli, Konya, Malatya, Manisa, Mardin, Mersin, Muğla, Ordu, Sakarya, Samsun, Şanlıurfa, Tekirdağ, Trabzon and Van.
Land unit values are reset every four years, and the latest reset took effect in 2026. Law 7566 capped the jump: a 2026 value cannot exceed the 2025 value by more than twice that value, which makes three times the old figure at most. A home valued at 1,000,000 TL last year is valued at no more than 3,000,000 TL in 2026.
From 2027 the value will rise each year by the full revaluation rate. Until now it rose by half of it.
A separate annual tax on homes whose building tax value exceeds ₺17,711,000. The bands below apply to the part above that line. Here too the measure is tax value, not sale price, so a home with a far higher market price can stay under it.
| Building tax value | Rate | Tax on earlier bands |
|---|---|---|
| Up to ₺26,567,000 | 0.3% | — |
| Up to ₺35,425,000 | 0.6% | ₺26,568 |
| Above ₺35,425,000 | 1% | ₺79,716 |
An owner whose only home in Türkiye is above the threshold is exempt. With several, the cheapest stays exempt. In shared ownership the band follows the whole home's value and the tax is split by share. The 2027 figures have not been announced yet.
A home with a tax value of ₺12,000,000 in a metropolitan province pays 0.2%. Property tax ₺24,000, levy ₺2,400, total ₺26,400, in two equal instalments of ₺13,200. No valuable housing tax is due.
The owner of a home with a tax value of ₺30,000,000 also owns a cheaper home above the threshold. The municipality receives ₺66,000: ₺60,000 property tax and ₺6,000 levy. The tax office receives ₺47,166 valuable housing tax.
These people pay no property tax if their only home in Türkiye, or their usufruct over it, is at most 200 m² gross:
Meeting the conditions is not enough; you have to apply to the municipality. If the home is rented out or you have other income, ask the municipality first.
The first half of the property tax. 31 May 2026 was a Sunday, so this year's deadline was 1 June.
The other half. The 2026 deadline is 30 November. Late payment carries a surcharge.
The return goes to the tax office by 20 February, and the first instalment is due by the end of the month.
The second instalment is due by the end of August.
The law sets no separate rate for foreign owners: the sum is the same, and the tax goes to the municipality where the property is. The only-home exemption in valuable housing tax counts homes in Türkiye. If you live abroad, check the municipality's online payment channel, or leave the payment with someone you trust in Türkiye, so the deadline is not missed.
