Villas for Sale in Acarkent
Acarkent is the gated villa estate in Beykoz, on Istanbul's Asian side. We have 4 villas for sale inside it, from $4M to $7.5M, each with its own garden and pool. Below: what the estate is, how villas are described here, and what a foreign buyer should know. For detached houses elsewhere in the city, see all our Istanbul villas.
What Acarkent is
Acarkent is a gated estate of nearly 1,500 villas in Beykoz, on the Asian shore of Istanbul. Life on the estate does not end at the garden gate: the Coliseum sports and social club and a campus of TED Istanbul College are both inside it.
That combination is what sets it apart from a standalone villa elsewhere in the city. You buy a detached house with its own garden, and with it a managed, secured neighbourhood with a school and a sports club within the same perimeter.
How villas are described in Acarkent
Villas in Acarkent are known by type; the A-type on this page is one of them. When you compare listings, look at two figures side by side: the plot the villa stands on and the land share that belongs to the villa itself. The A-type here stands on a 2,000 m² plot, of which 750 m² is its own share.
The 4 villas on this page have six to eight bedrooms, and every one of them has a garden and a swimming pool. They are listed in our own order, newest first, so the villa that came to us most recently opens the page.
Buying in Acarkent as a foreigner
Foreign nationals can buy freehold in Acarkent, with the title deed in their own name. The steps are a Turkish tax number and bank account, a licensed valuation report, a clearance check on the parcel and the transfer at the land registry office; we run each of them with you.
Every villa on this page is above the US$400,000 Turkish citizenship threshold. The threshold is measured against the official valuation, not the contract price, and the title deed carries a three-year no-sale annotation.
