Zekeriyaköy Villas for Sale
We have 9 villas for sale in Zekeriyaköy, priced from $1M to $11M. The list starts with the newest listing, so the villa that joined our portfolio last comes first. For detached houses elsewhere in the city see all our Istanbul villas, and for a gated villa estate on the Asian side see Acarkent.
What is Zekeriyaköy like?
Zekeriyaköy is a neighbourhood of Sarıyer, on the European side of Istanbul. It sits in the valley behind Kilyos, 4.5 km from Kilyos beach and 6 km from Sarıyer town centre. Bahçeköy, Uskumruköy, Demirciköy and Rumelifeneri are its neighbours, and the Belgrad Forest is close by.
In the 1980s it was a small village of around seventy houses with gardens. After the 1999 earthquake it became the place Istanbul buyers went for a detached house with a garden, and today it has more than 23,000 residents. Being close to Maslak and Levent is what makes it work for families who work in the city and want to live somewhere green.
Villas in Zekeriyaköy
The villas here fall roughly into two groups. The first are villas on a managed site: 24-hour security, shared sports facilities and play areas, with a management company and a service charge. The second are detached villas on their own land; the garden is larger, but security and upkeep are yours.
When you compare listings, look at the plot as well as the floor area. Zekeriyaköy has site villas on plots of around 600 m² and farms on thousands of square metres of land, and most of the price gap comes from there.
Villa prices in Zekeriyaköy
The 9 villas on this page range from $1M to $11M. The plot size, whether the villa is on a site or detached, and the age of the building move the price most. A villa built in the 1990s and one in a new project can be far apart even with the same number of bedrooms.
With older villas, allow for renovation: if the roof, insulation and plumbing have not been renewed, that cost comes on top of the price.
What to check before you buy
The first question is the iskan, the occupancy permit: without it a bank will not lend against the villa and utility connections can be a problem. Next is the type of title deed; whether the villa has its own detached title or sits on a site under condominium ownership affects both resale and letting. On a site, ask for last year's actual service charge, not the brochure figure.
Title deed fee is 4% of the sale price, split by law half and half between buyer and seller. You can work out your own figure with our title deed fee calculator.
Most villas on this page are above the US$400,000 Turkish citizenship threshold. The threshold is measured against the official valuation, not the contract price, and the title deed carries a three-year no-sale annotation.
