Almost everything around this lake is a second property. That gives the market two characteristics worth knowing before you buy into it: the buyer base is domestic and concentrated in Istanbul, and demand is tied to how easy the drive is that year. It is a genuinely local market with very little foreign ownership, which is unusual for anything we list and is part of the appeal for buyers who want somewhere that is not an expatriate enclave.

It also means the rental economy is weekends and holidays rather than weeks. Sapanca has a real short-let market — Istanbul families booking two nights — but it is a different business from a summer coastal let, with more turnover and more management.
