Villa 34 at Kempinski Residences Nef Reserve Gölköy, on Demirbükü Bay at Göltürkbükü, Bodrum. Five bedrooms and a living room over two floors, five bathrooms, 255 m² enclosed, a private pool, and a land share of 836 m². The seller is Akbank, and $2,714,000 is the ₺131,500,000 the bidding opens at.

Fifty villas stand on the project's 50,000 m² of pine and olive slope, and no two were drawn the same way. This one is faced in dark basalt and cut into the hill in two storeys, so the lower roof becomes the upper garden. The living floor runs on large-format marble between two glazed walls, with a stone fireplace panel on the closed side and the kitchen at the far end in oak and dark stone. Bedrooms are laid in wide oak boards. The terraces are decked or gravelled under reed soffits, and what is planted on them is rosemary and lavender rather than lawn.

What the house looks at changes with the level. From the garden it is the cove and the village on the slope opposite; from the upper terraces it is open water and the islets past it. The pool sits among the pines at the foot of the garden.

The shore belongs to the project rather than to the villa: 270 metres of fine sand, three piers, sunbathing and rest decks, on foot from the plot. The last five photographs here are that shore, not private ground.

Two things to settle before you enquire. The project is permitted as a tourism holiday residence, so title is held as a land share rather than as a freestanding deed — we have an independent lawyer read it before you commit, and we do not present the purchase as a route to Turkish citizenship. And the sale is an auction on the bank's own portal: ₺131,500,000 opens the bidding, the increment is ₺2,630,000, the deposit is ₺13,150,000, a commission is payable to the bank's partner on top of the price, and the property is not eligible for a mortgage.

Villa 7 is on sale through the same auction, on the same parcel and to the same plan — 5+1 and five bathrooms — but larger on both measures.
