Yalıkavak guide 2026: life, bays and prices

Yalıkavak is a seaside town on the northwest coast of the Bodrum peninsula, grown up around a marina. Today it is the most talked-about place on the peninsula, and three things explain why: the marina, the bays, and a town centre that does not empty when summer ends. This guide covers how life runs in Yalıkavak, what each bay offers, and what a home costs today. The prices come from the listings in our portfolio as of October 2026.
Where Yalıkavak is and how to get there
Yalıkavak is about 18 km from Bodrum town — a 20–30 minute drive. Milas-Bodrum Airport is roughly 50 km away, between 45 minutes and an hour by car. Summer traffic can stretch both.
Gümüşlük to the west and Gündoğan and Türkbükü on the north coast are a short drive away. Living in Yalıkavak and driving to another bay for dinner is an ordinary evening here.
Life in Yalıkavak

The marina
At the centre of town is Yalıkavak Marina, formerly known as Palmarina. It has berths for 620 boats and welcomes megayachts every season. But it is not only for boat owners. Restaurants, cafés, boutiques and art galleries sit just behind the piers, and most evening walks end here.
The Thursday market and the windmills
Alongside the polish of the marina, the village is still there. Yalıkavak Market, held every Thursday, is one of the best-known markets on the peninsula, with everything from textiles and handicrafts to rugs and gifts. On the hill above town, the old stone windmills look over Yalıkavak Bay and the open Aegean at once.

Yalıkavak in winter
Most of the Bodrum peninsula is seasonal. Between November and March the bays go quiet and some restaurants close. Yalıkavak is one of the few places where life carries on: the marina, the supermarket and some of the restaurants stay open all year. If you plan to use the house beyond the summer, that difference matters.
Neighbourhoods and bays
Yalıkavak is not a single strip of coast. Beyond the centre it spreads into hills and bays, each with its own way of life.
The centre and the marina
For those who want to walk everywhere. The shops, the market and the marina are minutes away. The trade-off is the summer crowd and noise on your doorstep.
Tilkicik
Right next to the centre, Tilkicik Bay is known for its clear, calm water. Villas and residences on the hillside look over the bay and across Yalıkavak's gulf. It suits buyers who want to stay close to the marina but a step away from the crowd — the Tilkicik villa in our portfolio is a good example.

Geriş
A few kilometres from Yalıkavak, Geriş keeps the feel of an Aegean village with its stone houses and narrow streets. Geriş hill is known for its views, above all at sunset. It is one of the places to look for a villa with a garden in quieter, greener surroundings — the Acropol Geriş villas, for example.

Küdür
The Küdür peninsula, stretching north of Yalıkavak, holds three small coves that sailors know well as an anchorage. Worth keeping in mind if you want a life centred on the sea and the coves.
Property prices in Yalıkavak
As of October 2026 our portfolio has more than 40 homes for sale in Yalıkavak, the large majority of them villas. Prices start at $300,000 (a two-bedroom villa in a complex) and pass $11 million for the large waterfront estates. Most sit between $1 million and $3 million. There are fewer apartments and residences — our one-bedroom residence apartment in Tilkicik, for example, is $800,000.

Three things set the price more than anything else: distance to the sea, the view, and whether the villa is detached or inside a complex. For the same number of bedrooms, a waterfront villa and a hillside complex villa can be several times apart. Yalıkavak sits at the expensive end of the peninsula, and it is fair to say up front that the same budget buys a larger home in another bay. To compare, see all villas for sale in Bodrum or every home on the peninsula.
Investment and citizenship
Almost every home we have for sale in Yalıkavak is above the $400,000 threshold for Turkish citizenship by investment. For a citizenship application the property must be held for at least three years. The details are on our Turkish citizenship page.
On purchase, a title deed fee of 4% of the sale price is paid, split by law equally between buyer and seller. You can work out your own figure with our title deed fee calculator.
