Türkiye home sales statistics: September 2026

Türkiye home sales statistics: September 2026

Türkiye's statistics office, TÜİK, publishes home sales figures every month. The September 2026 data came out on 16 October 2026. This article puts the national total, the busiest provinces, the split between new and resale homes and the sales to foreign buyers in one place. We update it each month when new figures are released.

How many homes were sold in September 2026?

142,390 homes were sold across Türkiye in September 2026. That is 9.3% fewer than in the same month last year, when 156,918 homes changed hands. Compared with the previous month, sales rose 11.8% — 127,410 homes were sold in August 2026.

September was the highest monthly figure of 2026 so far. In the first nine months of the year 1,092,919 homes were sold, 7.2% fewer than in the same period of 2025. A further 17,345 commercial properties were sold in September.

Home sales by province

As every month, Istanbul came first. Roughly 16 of every 100 homes sold in Türkiye were in Istanbul. The top three provinces — Istanbul, Ankara and İzmir — accounted for about 30% of all sales.

İzmir7,5355.3%
Antalya6,7044.7%

The province with the fewest sales was Ardahan, with 67.

New homes, resales and mortgaged sales

51,519 homes were sold for the first time in September, 3.9% more than a year earlier. New homes made up 36.2% of all sales. Resales fell 15.3% to 90,871. In other words, the annual decline came from the resale market — sales of new homes are still growing.

Mortgaged sales reached 23,397, up 5.1% on the same month last year. Roughly 16 of every 100 homes were bought with a mortgage. Over the first nine months, mortgaged sales rose 24.7% to 212,210, while all other sales fell 12.5% to 880,709.

Home sales to foreigners: September 2026

Foreign buyers bought 2,167 homes in September, 9.9% more than a year earlier, when the figure was 1,972. Sales to foreigners rose while total sales fell. Even so, they made up only 1.5% of all home sales in Türkiye.

Where foreigners bought the most homes

Mersin155
Ankara106

Istanbul and Antalya together took 1,481 sales — more than two thirds of everything sold to foreigners. Roughly 38 of every 100 homes bought by foreigners were in Istanbul.

Which nationalities bought the most

Because buyers of different nationalities can purchase one home together, the totals by nationality can come out slightly higher than the total number of homes sold to foreigners.

How to read these figures

A single month can mislead. In 2026 monthly sales ranged from 93,333 in May to 142,390 in September. To see where the market is heading, compare a month with the same month last year and with the year-to-date total — not with the month before.

Provincial figures say nothing about prices on their own. A high number of sales in a province does not mean homes there are getting dearer or cheaper — for that you need the house price index. We cover the wider picture in our 2026 Türkiye real estate market analysis.

How foreigners buy a home in Türkiye

For a foreign buyer the process has a few more steps than for a Turkish citizen. A licensed valuation report is prepared before the sale, and the title deed fee cannot be calculated on a value below the one in that report. For Turkish citizenship through property, the purchase must be at least $400,000.
