About this property

A 1+1 apartment in DAP Yeni Levent, the low-rise project DAP Gayrimenkul Geliştirme and Emlak Konut are building at Seyrantepe in Sarıyer, Istanbul, from $665,000. The type runs from 69 m² to 121 m² of gross area and up to $1,069,000 at the top of its range — what separates one from another is the floor, the aspect, and whether the home opens onto a garden or a terrace.

At this size what you are really buying is the address. Levent is where the banks put their headquarters, and Büyükdere Caddesi starts about 1,500 metres from the gate. Seyrantepe metro station is 1 minute away, the Fatih Sultan Mehmet bridge 3 and the Boğaziçi bridge 5; Istanbul Airport is 25. Kanyon is 4 minutes, İstinye Park 5, Zorlu Center 6 and İstanbul Teknik Üniversitesi 6. Levent Hospital is 5. The site also has its own tunnel onto the TEM, so the morning does not begin on a service road, and it stands 35 metres above the motorway, which is where the noise stays.

The project occupies 103,000 m², of which only 53,000 m² is built: 16 low-rise blocks holding 950 homes and 48 shops, with everything left over given to landscape — roughly three football pitches of it, next door to a 50,000 m² wooded grove. The site plan reads like a park. A swimming pool, a reflecting pool, a children's pool, a lily pond and a lake; a playground, rest areas set inside the grove, a themed garden, an orchard, a glass house, and a step-free route that connects the lot. Indoors there is 1,650 m² of social facility — a covered pool, a gym and pilates studio, lounges and a dining room. The 48 shops form Yeni Levent Çarşı, so the ground floor is a small high street rather than a blank wall.

A one-bedroom is the shortest way into all of that. An open kitchen, a living room and one bedroom is a plan drawn for one or two people, and Levent is an office district before it is anything else, which is what makes a flat this size straightforward to let. And at $665,000 it clears on its own the $400,000 that Turkish citizenship by investment asks for, with no second purchase to arrange around it.

The blocks are built to the current earthquake regulations with C-35 concrete and ribbed reinforcement, and to a high standard of thermal and acoustic insulation. DAP has been building since 1999 — more than 15,000 homes and over 2,500,000 m² — and is listed on Borsa İstanbul; Emlak Konut is its partner here. The show flat is finished and can be visited, and the photographs of it in this gallery are real; every frame whose filename ends in gorsellestirme is the developer's own visualisation. Tell us the floor and the size you want and we will come back with what is actually available.
