About this property
A 4+1 home in DAP Yeni Levent, at Seyrantepe in Sarıyer, Istanbul, from $1,895,000. The type runs 224 m² to 398 m² of gross area and up to $3,228,000, and it is where the project's duplexes and its largest terraces are — the plans go to 413 m² at the very top of the scheme.
These are the homes DAP designed the concept around. A duplex takes its living room through two storeys, so the glazing runs the full height of the room and the upper floor looks back down into it; the terrace flats carry terraces the size of an apartment, and the ground-floor homes have private gardens with a pool of their own. In a district where a home this size normally means a tower, Yeni Levent stays low-rise on purpose.
The site is 103,000 m² with only 53,000 m² built — 16 blocks, 950 homes, 48 shops — and everything else is landscape, about three football pitches of it, with a 50,000 m² wooded grove next door and the land standing 35 metres above the TEM. A private tunnel connects the project straight onto the motorway. The site plan lists a swimming pool, a reflecting pool, a children's pool, a lily pond and a lake, a playground, rest areas inside the grove, a themed garden, an orchard, a glass house and a step-free route through all of it; indoors there is 1,650 m² of social facility with a covered pool, a gym and pilates studio, lounges and a dining room. The 48 shops are Yeni Levent Çarşı.
Seyrantepe metro station is 1 minute from the gate, the Fatih Sultan Mehmet bridge 3 minutes, the Boğaziçi bridge 5 and Istanbul Airport 25. Büyükdere Caddesi begins about 1,500 metres away; Kanyon is 4 minutes, İstinye Park 5, Zorlu Center 6, İstanbul Teknik Üniversitesi 6 and Levent Hospital 5.
The structure is built to the current earthquake regulations in C-35 concrete with ribbed reinforcement, with heavy thermal and acoustic insulation. DAP Gayrimenkul Geliştirme has been building since 1999 — more than 15,000 homes and over 2,500,000 m² — and is listed on Borsa İstanbul; Emlak Konut is the partner here. At $1,895,000 the purchase is far above the $400,000 that Turkish citizenship by investment asks for. The show flat is finished and can be visited; the photographs of it here are real, and every frame ending in gorsellestirme is the developer's own visualisation.
