Buying Through a Licensed Turkish Agency

Türkiye's property market is served by a very large number of intermediaries of very uneven quality, and the difference shows up after the sale rather than during it. This page is about how we work and what to ask any agency you deal with here — including us.

What to ask any agency in this market

Are you licensed, and can you show it? Do you market this property directly, or are you the fourth party in a chain each taking a margin? Is the price I am quoted the price a Turkish buyer would be quoted? Will you introduce me to an independent lawyer, or would you rather I used yours? And what happens after the deed — do you have anyone on the ground in this market, or does the relationship end at completion?

None of those questions is rude and all of them are answerable in a sentence. An agency that becomes vague at the third or the fifth is telling you something useful.

How we work

We are a licensed agency with offices in Istanbul, Bodrum, Dubai and Miami, and every property we list is marketed by us directly with an independently verified title deed. Advisors are multilingual and are attached to a market rather than to a call centre, which is the reason a question about a Bodrum bay gets answered by someone who was in it this month.

Turkish citizenship applications are run by our own in-house team end to end rather than referred out — see the programme in detail — and we say plainly when a property clears the threshold but is not the right thing to hold for three years. That is a shorter list than the qualifying one, and it is the one worth having.

After the sale

Utility transfers, the tax number and bank account, the annual tax declaration, property management, the seasonal opening and closing of coastal houses, and the resale when it comes. Our advisors deal with the same owners years later, which is a fairly effective discipline against selling someone the wrong house.

Frequently asked

Do you charge the buyer a commission?

Commission arrangements are agreed in writing before anything is signed, and we state clearly who pays what. What we will not do is quote a foreign buyer a different price from a Turkish one for the same property — that practice exists in this market and it is the main reason overseas buyers overpay.

Should I use your lawyer?

You should use an independent one, and we will introduce you to lawyers we do not control. On a purchase of this size, an agency steering you towards its own counsel is a conflict, however friendly.

Can you help if I already found a property elsewhere?

Often, yes — valuation, deed checks, negotiation and the citizenship file are services in their own right. Tell us what you have found and we will tell you honestly whether we can add anything.

What languages do your advisors speak?

Enquiries are handled in English, Turkish, Russian, Arabic, Chinese, French, Portuguese and Persian, and the advisor who answers is the one who works that market rather than a translator relaying messages.
